The RICS Condition Report shows the condition of the property, offers guidance to legal advisers and highlights any urgent defects. Typically the lowest priced of the surveys, it is aimed at conventional properties and newer homes.
“The report cannot assess the efficiency or safety of electrical, gas or other energy sources; plumbing, heating or drainage installations, or the inside condition of any chimney, boiler or other flue.”
Our RICS Condition Reports are carried out by our fully qualified Chartered Surveyors. They are fairly straight forward surveys suitable for “modern” houses in which no major problems are anticipated. If your building is over 60 years old, may have a number of major problems or has been extended or altered in the past then you should consider a more comprehensive survey.
It is worth noting that the RICS Condition Report does not normally include a Valuation. If you would like a valuation alongside your condition report, please just ask.
Produced to our standard format, the report applies ‘condition ratings’ to the various parts of the property. It is designed to be easily understood by the home buyer and layman.

The Report is designed to be user friendly with the minimum of technical jargon. The Report has a colour-coded Condition Ratings system. The surveyor rates each element of the property using one of the following Condition Ratings:
